We have been providing buyers, sellers, and investors with quality residential and commercial building inspections for the past 25 years.  We have inspected all types of improved properties including a 150 year old home listed on the "National Register of Historical Places", a Bed & Breakfast on Catalina Island, two beach front estates in San Jose Del Cabo, Mexico, a 250 unit apartment complex in Phoenix Arizona and multiply building, mixed use commercial property in Northern California.

A typical 3 or 4 bedroom single family home will require about 3 hours for the on site inspection,  a little more or less depending on the size and design of the home.  We send our home inspection report electronically within 2  business days of the site inspection.

Apartments inspection times can vary greatly, but typically we require between 1 and 1.5 hours per living unit, in buildings with 4-8 units and depending on the type of foundation and roof structure.  Multiply buildings may require additional property visits.  These reports are sent to clients electronically about 3-4 business days after the site inspection.

Commercial inspections are usually require a minimum of 4 hours, but often 6, 7 or even 8 hours on site is needed and in some cases multiply days.  A commercial inspection report may require several business days to put together.

    Property Inspector

    Bret E. Butler founded Butler Property Inspections in 1995.  He offers detailed construction inspections of commercial, residential, multi-family and manufactured homes that exceed the industry standard. He is a code certified Residential Combination Inspector (the 'combination' referring to building, electrical, mechanical and plumbing fields) by the International Code Council.  Many years ago he held a General Contractors license, but allowed it to expire in order to concentrate on construction inspection.
